Secondary Suites

Attached and multi-unit residences are generally more energy efficient than single family detached homes, due to the heating efficiencies created by shared walls and systems, and the relatively smaller square footage per unit.  As a result, many experts currently consider the addition of a secondary suite to be an energy efficiency measure – with the obvious co-benefit of creating housing units to offset Ottawa’s current housing shortage. 

A secondary suite could be a basement apartment, a subdivision in a home, or a ‘granny flat,’ for aging relatives.  It also frequently refers to laneway units developed to maximize the liveable space on one property, usually in dense urban areas.  If your home is large enough to divide to accommodate additional residents, you may be able to significantly reduce your energy usage per person, and this makes a difference.  It can also add a rental revenue to offset housing costs and help your household cover costs. 

The addition of a secondary suite qualifies for financing support by the Better Home Loan.  Ask about adding this to your retrofit package when you apply for the loan.
